Garage Door Before & After in Bee Cave, TX

Photos tell the truth faster than any pitch we could write. Below are real transformations from Bee Cave driveways, Lakeway garages, and the hills around Spicewood. Same truck, same crew, same 90-day promise on every job. These are the doors we’ve replaced, the openers we’ve quieted, and the messes we’ve straightened out since 2004.

Full Door Replacement on a 1998 Builder-Grade Steel Door

Project photo placeholder: Full door replacement, Bee Cave

The original door was 25 years old, rusting along the bottom panel, and loud enough to wake the whole cul-de-sac. We removed the old track and door, installed a new insulated Clopay steel door with new rollers, hinges, and weather seal. The homeowner told Otto the garage stayed noticeably cooler the first afternoon. Quiet enough now to open at 6 a.m. without waking the kids.

Broken Torsion Spring on a Double Garage Door in Lakeway

Project photo placeholder: Torsion spring replacement, Lakeway

A spring let go just after nine at night and the door dropped hard, wedging crooked in the track with the homeowner’s SUV trapped inside. Otto answered the call himself, quoted the spring pair on the phone, and was in the driveway within the hour. Both springs were replaced and the door rebalanced. The price at the door matched the quote to the dollar.

Opener Replacement for a Groaning LiftMaster, 2008 Model

Project photo placeholder: Opener replacement, Bee Cave

The old opener groaned, hesitated, and reversed for no reason. The homeowner assumed the motor was dying. Otto checked the door first: a failing roller was dragging the track and overloading the opener. New rollers and a fresh LiftMaster opener with a belt drive fixed it. The garage is quieter than the hallway now, and the remote works from the street.

Off-Track Door with Bent Panels After a Bumper Tap

Project photo placeholder: Track realignment and panel repair, Spicewood

A teen driver misjudged the driveway. The bottom two panels were bent, three rollers had jumped the track, and the door was stuck six inches off the floor. We realigned the track, replaced the damaged rollers and cables, and swapped in two new matching panels. The door opens smoothly again, and the repair cost less than the family expected. No lectures about the driving either.

Rusty Hardware and Seized Roller Bearing on an Amarr Door

Project photo placeholder: Hardware and roller refresh, Bee Cave

This door from 2006 still had decent panels but sounded like a garbage disposal. The culprit: original rollers with sealed bearings long past their lifespan, grinding against rusted hinges. We replaced all rollers with nylon, swapped the rusted hinges, and lubed the springs and bearings. The difference is hard to describe in writing. The photo captures it well enough. The door now moves without a single metal-on-metal squeal.
