Amarr Torsion Spring Replacement: The Bee Cave Owner’s Guide

We keep Amarr-compatible torsion springs on the truck and replace them same day in Bee Cave for $180-$340 installed, parts and labor included, with the price quoted before we start and held when we arrive. Most folks find out a spring has failed when they hit the opener button and hear a noise like a gunshot from inside the garage, then watch the door refuse to budge. That sound is the spring letting go under tension, and it means the door is now dead weight. If you’re in Bee Cave and your Amarr door won’t open, call (737) 221-2436 and we’ll tell you over the phone what it likely is and what it’ll cost.

One thing to know right away: torsion springs are under extreme tension. A door is 200 pounds riding on two springs. Respect it. Do not stand under the door, do not try to force it open, and do not touch anything near the spring assembly until someone who’s done this a few hundred times has looked at it.

Which Amarr Models This Applies To

Nearly every Amarr residential door made in the last 25 years uses a torsion spring system, and the good news is the replacement part is not model-specific the way a circuit board is. The spring has to match the weight and height of your door, not the model name. Amarr’s Lincoln, Heritage, Classica, Stratford, and Olympus lines all use torsion springs sized by door weight, wire diameter, and spring length. A Classica 3000 in Falconhead and a Stratford in Spanish Oaks can take the same spring if the doors weigh the same.

The actual compatibility gotcha is this: Amarr’s newer doors, especially those sold after 2015, tend to have higher-cycle springs than what was standard in the 1990s and early 2000s. Those older doors often had 10,000-cycle springs, and they fail predictably around year 8 or 9 in Texas heat. If your Amarr door label is still readable on the inside panel, we can match from that. If it’s faded, we measure the spring wire diameter and coil length right there at the door.

We install both OEM Amarr-spec springs and quality aftermarket equivalents. The aftermarket ones we carry are made from the same oil-tempered wire and rated the same number of cycles, but they cost less. We tell you the difference and let you choose. Otto’s Garage Door is an independent local shop, not an Amarr dealer or affiliate, so we’re free to put the best part on your door without brand markup.

Signs Your Amarr Torsion Spring Is Failing

Springs rarely fail in total silence. Here’s what Bee Cave homeowners actually notice before the door stops working:

  • A loud bang from the garage, like someone hit the wall with a sledgehammer. That’s the moment the spring fractures and releases its tension. The door will not lift normally after this.
  • The door is suddenly much heavier. With one of two springs broken, the opener struggles to move hundreds of extra pounds. If the opener is straining, the problem is almost never the opener. It’s the spring.
  • A visible gap in the spring coil. Look for a break in the coil itself, normally a clean two-to-three-inch split right in the middle where stress concentrates. If you see that gap, the spring is done.
  • The door only opens a few inches, then stops. One broken spring kills the balance, so the opener hits its force limit and gives up. Continuing to run the opener against a broken spring burns up the motor.
  • Cables looking loose or hanging near the bottom roller brackets. When the spring breaks, the cables lose tension and can slip off the drums. That’s a secondary failure that makes the repair more involved if ignored.

I count spring cycles the way you count tire miles. Tell me what it’s doing wrong and I’ll tell you what it actually needs.

Replacement Cost & What’s Included

For Bee Cave homes, a single Amarr torsion spring replacement runs $180-$340 installed. That includes the spring, labor, a full balance test on both springs, and lubing the rollers and hinges while we’re there. The price depends on spring size: lighter single-car doors sit at the bottom of that range, and heavier double doors with high-cycle springs land near the top.

What’s included at that price:

  • The correct Amarr-compatible spring for your door’s weight and height
  • Replacement of the broken spring, plus inspection and winding of the second spring if it’s still serviceable
  • Safety cable replacement if needed
  • Balance check and opener force adjustment so the new spring and the opener work together
  • 90-Day Done Right Promise in writing, Otto Reinhardt’s name on the invoice

We also carry $40 off any repair over $200, and seniors and veterans always get 10% off, no expiration on that one. Every Bee Cave job gets the price agreed before the wrench comes out. No revisals at the door.

DIY or Call Us?

Here’s the honest split. You can safely check the door’s balance by pulling the emergency release cord and lifting the door by hand to chest height. If it drops or is heavy, the spring is the cause. You can also visually check for a gap in the coil. That’s where safe ends. Installing a torsion spring means winding and unwinding a steel bar under tension strong enough to break a jaw or worse if it slips. Our crew uses the right winding bars and has the drill down to muscle memory, and we still treat every spring with caution.

A wrong spring size or a mis-wound spring damages the opener, bends the track, and can pass a 200-pound door onto your family. That’s the expensive version of saving $40. If you want it done once and done right, call (737) 221-2436. We’ll answer, quote it, and show up.
